NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that the Planning and Zoning Committee of the City of New Florence, Missouri, will meet, holding a public hearing on Wednesday, June 24, 2026, at 6:00 p.m. inside City Hall.

The topic for this hearing will be the proposed resubdivision of the following-described real estate in New Florence, Missouri, to wit: an 8.75-acre tract.

A tract of land being part of the West Half of the Northwest Quarter of the Southeast Quarter of Section 23 and part of Fractional Lot 3 of the City of New Florence, all in Township 48 North, Range 5 West, City of New Florence, Montgomery County, Missouri, and being described as follows: Beginning at an old iron rod at the Southwest corner of the Northwest Quarter of the Southeast Quarter; thence along the West line of the Northwest Quarter of the Southeast Quarter, North 01° -41’ East 502.01 feet to an old iron rod; thence along the South line of Lewis Street, North 55°-57’ East 161.85 feet to an iron rod; thence along the Northeast line of Lewis Street and a 20

foot wide alley, North 33°-41’ west 330.89 feet to an iron rod; thence along the Southeast line of Fractional Lot 3, North 55°-54’ East 173.79 feet to an old iron rod; thence along the East lines of a tract of land described in Book 856 Page 058 of the Montgomery County records, North 55°-54’ East 69.01 feet to an old iron rod; thence North 03°-43’

East 286.43 feet to an iron rod; thence along the South line of East Hudson Street, North 89°-02’ East 97.85 feet to an old iron rod; thence along the West and South lines of a tract of land described in Book 757 Page 059 of the Montgomery County records. South 02°-31’ West 157.92 feet to an old iron rod’ thence South 88°-11’ East 122.30 feet to an old iron rod; thence along the West line of a tract of land described in Book 754 Page 123 of the Montgomery County records, South 02°-42’ West 1145.79 feet of an iron rod’ thence along the South line of the Northwest Quarter of the Southeast Quarter, North 87°-32’ West 344.51 feet to the place of beginning and containing 8.75 acres, more or less. As shown in a survey by Larry P. Bade, Missouri Professional Land Surveyor No. 1434, during September of

2025.
